The process that we follow is as simple and easy to follow as we can make it, after the initial consultation where all of the clients requirements are discussed such as budget, design, site details etc and it has been decided that Brooks Designer Homes can achieve these goals a simple Preliminary Contract is drawn up.
The Prelim Contract is broken down into two stages:
* Stage 1
From the details supplied at the initial consultation Preliminary sketches will be developed, after client input and approval the sketches are entered into the Draftsman’s Cad Package and a computerized set of Prelim plans are developed including “Three D” views and elevations, a detailed survey will be carried on the site to confirm all of the contours and services etc. Once these have been completed an estimate is made on the current prelim plans, once all parties are satisfied we then proceed onto stage two.
* Stage two
A full set of working drawings will be completed, a soil test and analysis is carried out on the site and all of the footings and slab engineering are designed. A consultation is made with the Brooks Designer Home’s colour consultant to confirm all of the final selections etc so that the final quote can be completed. Upon the agreement of all of the details and price, a Master Builders Residential Building Contract and Specification will be drawn up and signed. Once all deposits and fees have been paid the plans will be lodged with a private certifier and it is then a short step to the plans being approved and the start of the construction of your new home.
